Familiarize yourself with the following elements of your agreement:
Key Dates
- Access Date - This is the date that you may pick up your keys and start moving in. Your Operating Expenses and your kitchen utilities start getting billed on the Access Date.
- License Fee Start Date - This is the date that you License Fee starts being billed
Fees
- License Fee - This fee is for the physical kitchen space you are licensing
- Processing Services Fee - This fee is for the facility staff to process your orders
- Storage Services Fee - This fee is for any shared storage space you choose to utilize. This is optional and you can add and remove storage units with a 30 day notice (based on storage rack availability)
- Operating Expenses - This fee is for shared services such as pest control, exhaust cleaning, AC cleaning, Facility cleaning, kitchen insurance, etc
- Kitchen utilities - This is the metered utilities in the kitchen (powerpoints and lights in the kitchen)
- Shared utilities - This is metered at the facility level and covers exhaust and fresh air for all kitchens, aircon for the facility and all kitchens, the powerpoints along the corridor (except those that are plugged to fridges/freezers used to kitchen storage or cloud retail), facility common area lights.
- Shared utilities calculated by taking all common utilities (aircon, exhaust, common area plugs) minus the cloud retail fridges divided by 85% occupancy (i.e. if there are 25 kitchens in the facility, divided by 25*85%=21.25). That means even if the occupancy goes below 85%, the licensee still pays the same amount and is not affected by occupancy changes. 85% is market standard occupancy rate.
